backing out?

A creased bottom panel is a common sight in Chedoke Park, and it rarely means a whole new door. We check the struts, hinges and track alignment, replace the damaged section when a match is available, and reinforce the panel so the door lifts straight and looks whole again from the street.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census. In a mature neighbourhood the garage door is often the single largest feature of the front elevation, so keeping the original look matters. Modern insulated doors come in raised-panel and carriage styles that echo the older designs while running on today's torsion hardware.
  • Single-detached houses make up about 56% of homes in Hamilton (2021 Census). In a neighbourhood with both detached and attached homes, some customers decide alone and others report to a board or property manager. We adapt the visit accordingly, giving a homeowner options at the door and a manager a written summary they can circulate.

Garage Door Safety Inspection

Four long coiled garage-door springs on a concrete floor, three black with metal end cones and one rusty spring broken in two. — Chedoke Park
The call
You moved in three months ago. The door works, but nobody can say how old the springs are, when anyone last looked at it, or whether the little sensors by the floor have ever been tested.

The call
With the door closed and the lights off, a bright line of daylight runs along the floor from one side to the other. Leaves and grit have blown in under it and gathered in a neat drift against the back wall.

Winding a torsion spring is not a job for a ladder and a screwdriver. It takes proper bars, a secured door and a technician who knows how many turns the door wants. That is the work described in this group.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.

Answers in plain language

Why does my door reverse on the way down for no reason?

Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn.

Why is the gap much bigger at one corner?

Two causes are common. The door may be hanging out of level because a lift cable has stretched, a drum has crept on its shaft or spring tension is uneven, which drops one corner. Or the slab may have settled or heaved at that end so the floor falls away. The technician checks both before choosing a seal, since a level door and the right seal height together close a wedge-shaped gap.

Can worn rollers make the door come off its track?

Yes, and it is one of the main reasons to replace them before they fail. A wheel worn oval, a bent stem, or a short stem sitting loose in a double hinge lets a section drift until the wheel climbs onto the track lip; from there a bump or a gust can carry it out entirely. A door hanging crooked is a far larger repair than a set of rollers. Fresh, correctly sized rollers seated in a squared track are what keep the door where it belongs.

Could I switch to torsion springs instead of replacing the extension ones?

Sometimes, and it is worth asking. A torsion system needs room above the door opening for its shaft and a header that can carry the spring bracket, which many older garages with a low ceiling simply lack; extension springs are there for that reason. Where the headroom exists, a conversion is a separate job with its own hardware and quote. The technician can tell you on the spot which route suits your garage.
