Tips and explanations

We keep these notes short and practical. Each one takes a single question, gives the honest answer, and points out when the job is one for a technician rather than a Saturday afternoon.

Repair & Maintenance

Why does my door reverse on the way down for no reason?

Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn. Garage Door Safety Inspection

Why does my door struggle in cold weather?

Cold affects several things at once. Old lubricant thickens into a drag on every hinge and bearing. Steel contracts slightly, so a track that was snug becomes tight. Rubber seals stiffen and the bottom seal can freeze to the slab. The opener then reads all this extra resistance as an obstruction and stops or reverses. A fall tune-up with a low-temperature lubricant, silicone on the seals and correctly set force goes a long way toward smooth winter mornings. Garage Door Tune-Up

How often should the door be checked after this?

A monthly look of your own at rollers, cables, hinges and the reversal test keeps small problems small, and a professional tune-up once a year covers the parts you cannot safely handle: spring tension, cable condition, track alignment and opener settings. A door that has come off its track once is worth this attention, because the event often reveals wear that has been building for a while. Off-Track Garage Door Reset

What happens if my door's design has been discontinued?

It happens with older doors, since embossing patterns, joint profiles and colours change over the years. The technician looks for the nearest current section from the same manufacturer and describes how it would differ in look and fit. Sometimes the difference is minor and acceptable; sometimes the joint no longer mates. In that case the options are a section from a compatible series, or replacing the door as a whole, and both are explained before anything is ordered. Garage Door Panel Replacement

Springs & Hardware

Can worn rollers make the door come off its track?

Yes, and it is one of the main reasons to replace them before they fail. A wheel worn oval, a bent stem, or a short stem sitting loose in a double hinge lets a section drift until the wheel climbs onto the track lip; from there a bump or a gust can carry it out entirely. A door hanging crooked is a far larger repair than a set of rollers. Fresh, correctly sized rollers seated in a squared track are what keep the door where it belongs. Garage Door Roller Replacement

What are the hinges made of?

Stamped galvanized steel, formed into two leaves joined by a pin or a rolled tube. The zinc coating is what resists rust in a garage that sees wet cars and salt, and it is why a scratched or bent hinge starts to brown at the damaged spot. Edge hinges include a tube that holds the roller stem. Thickness is given as a gauge, most residential hinges being 14 or 18. Garage Door Hinge Replacement

Should the track be lubricated?

It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it. What is the cable drum, and when does it need replacing too?

The drum is the grooved wheel on each end of the torsion shaft that the cable winds onto as the door opens. Its grooves guide the cable in a single layer and its shape sets how the door is balanced through its travel. A drum is replaced when the grooves are worn or cracked, the cable slot is damaged, or it has spun on the shaft and scored it. Drums are changed in pairs. Garage Door Cable Replacement

How old is too old to repair?

Age alone is not the test; parts and safety are. The technician checks the exact model and part numbers, because even a unit from the last two decades can have a board, sensor or trolley that is no longer made. Where the parts are available, a repair is usually straightforward. Where a key part is discontinued with nothing to replace it, or the unit predates photo eyes, replacement is the sounder choice even for a small fault. The technician tells you which side of that line your unit sits on. Garage Door Opener Diagnosis and Repair

Should I oil the chain?

Follow the opener's manual, and lean toward less. Many makers ask for the chain to be left dry or given only a very light treatment, because a heavily oiled chain collects grit that grinds the sprocket and drips onto the car. The grease that matters is white lithium on the rail where the trolley runs, renewed every two or three years, and on the gears inside the head, which the technician packs during a repair. Penetrating sprays are kept away from the whole drive. Chain-Drive Opener Repair

Does the trolley need replacing when the belt does?

Not usually. The trolley is checked while the belt is off: its halves should part with the release cord and lock again, the housing should be free of cracks and it should ride the rail without play. A trolley that passes those checks stays and simply receives the new belt and a fresh clip. One that sticks or rattles is replaced in the same visit. Belt-Drive Opener Repair

The door is frozen to the floor. Why does the opener reverse?

Because the operator is protecting the door. Its force setting is tuned to the small effort a balanced door needs, so a seal glued to the concrete by ice registers as an obstruction and the door heads back up rather than ripping the rubber or bowing the top panel. Loosen the seal with a plastic scraper or a hair dryer along the sill, then try again; a shovelled threshold before a cold night keeps it from recurring. Garage Door Opener Replacement

Installation & Upgrades

What happens to my current opener?

Its condition, intended capacity, rail position and connection geometry are reviewed against the proposed door. If it is suitable and included in the scope, it can be reconnected after the new door passes manual travel and balance checks. Limits, photo eyes, reversal response and emergency release are then tested for the completed system. Sectional Garage Door Replacement

How are gaps around the sides and top sealed?

Perimeter weather seals are attached at the jambs and header after the door is aligned in its closed position. Their flexible edge makes light contact with the exterior face of the sections. The installer checks continuity at corners and watches the seal during movement, adjusting it to limit visible gaps while keeping friction away from the door's normal travel. Do the tracks form part of the wind-rated system?

Yes. Tracks guide the rollers during daily travel and help retain the closed door when pressure acts across it. Gauge, shape, brackets, roller stems, fasteners, and attachment spacing may differ from a standard installation. That is why a wind-rated replacement is planned as a coordinated assembly instead of pairing reinforced sections with whichever tracks happen to be present. Wind-Rated Garage Door Replacement

How often should I inspect the installed door?

Regular visual checks are useful, with the owner's information setting the specific test and lubrication schedule. Watch the door travel, keep tracks and photo eyes clear, and look at rollers, hinges, cables and seals without adjusting tensioned parts. A change in balance, sound or movement is useful information to record and share when arranging maintenance by a door technician. Carriage-House Garage Door Installation
