and a door that behaves.

Family garages in McDonald Court are busy places, with kids ducking under the door and a bike wheel always somewhere near the track. We set the auto-reverse so it trips on a light touch, aim the photo-eyes properly, and make sure the door closes fully every time so the house stays secure behind it. We also come out to Blacks Corners, Braeheid Survey, Millgrove and Rockcliffe Survey.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.
  • Single-detached houses make up about 56% of homes in Hamilton (2021 Census).A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.

Answers in plain language

Why does my door reverse on the way down for no reason?

Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn.

Why does my door struggle in cold weather?

Cold affects several things at once. Old lubricant thickens into a drag on every hinge and bearing. Steel contracts slightly, so a track that was snug becomes tight. Rubber seals stiffen and the bottom seal can freeze to the slab. The opener then reads all this extra resistance as an obstruction and stops or reverses. A fall tune-up with a low-temperature lubricant, silicone on the seals and correctly set force goes a long way toward smooth winter mornings.

Can the garage handle be keyed to my house key?

Often, yes. The cylinder in a T-handle is a small pin-tumbler lock, and if it shares a keyway with your house locks it can be pinned to the same combination. Where the keyways differ, a compatible cylinder can usually be fitted to the handle so the match is possible. Bring a house key to the visit and the technician will tell you on the spot.

What are the hinges made of?

Stamped galvanized steel, formed into two leaves joined by a pin or a rolled tube. The zinc coating is what resists rust in a garage that sees wet cars and salt, and it is why a scratched or bent hinge starts to brown at the damaged spot. Edge hinges include a tube that holds the roller stem. Thickness is given as a gauge, most residential hinges being 14 or 18.
