Springs Openers Doors

Garage Doors in University GardensOriginal door.
Still worth keeping.

Plenty of houses in University Gardens still open the wood or early steel door they were built with, often on extension springs. Those doors deserve a technician who knows them: how to true a sagging section, add safety cables, replace worn pulleys, and bring the hardware up to date without losing the look of the house.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Wood door frames in an older house settle and swell over the decades, which can leave a door rubbing on one side. Rather than forcing the opener, the technician trues the tracks, adjusts the jamb seals and sets the door so it travels freely again.
  • Single-detached houses make up about 56% of homes in Hamilton (2021 Census). In mixed neighbourhoods, noise matters differently from one address to the next. A detached house with a bedroom above the garage and a townhouse with a neighbour through the wall both benefit from a belt-drive opener and nylon rollers, and we explain the difference either way.

Off-Track Garage Door Reset

Four long coiled garage-door springs on a concrete floor, three black with metal end cones and one rusty spring broken in two. — University Gardens
The call
There was a loud bang from the garage, then silence. The door is jammed a third of the way open, wedged at an angle in the tracks, and the opener light is blinking while the trolley slides uselessly along the rail.

Torsion Spring Replacement

Person holding metal bars beside exposed coiled springs above a garage door. — Torsion Spring Replacement, University Gardens
The call
The door starts to rise, gets about the height of your knee, then shudders and reverses. The opener sounds strained, and the top section flexes as the trolley pulls on it, because the motor is doing work the spring used to do.

Anatomy of a garage door

ScaleNot to scale

Winding a torsion spring is not a job for a ladder and a screwdriver. It takes proper bars, a secured door and a technician who knows how many turns the door wants. That is the work described in this group.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.

Answers in plain language

How often should the door be checked after this?

A monthly look of your own at rollers, cables, hinges and the reversal test keeps small problems small, and a professional tune-up once a year covers the parts you cannot safely handle: spring tension, cable condition, track alignment and opener settings. A door that has come off its track once is worth this attention, because the event often reveals wear that has been building for a while.

What are the hinges made of?

Stamped galvanized steel, formed into two leaves joined by a pin or a rolled tube. The zinc coating is what resists rust in a garage that sees wet cars and salt, and it is why a scratched or bent hinge starts to brown at the damaged spot. Edge hinges include a tube that holds the roller stem. Thickness is given as a gauge, most residential hinges being 14 or 18.

Should the track be lubricated?

It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it.

Can I keep using the opener until the technician arrives?

The kindest thing for the door is to leave it where it is and use another entrance. An opener is designed to move a door the springs have already made light; asking it to lift a full-weight door strains the trolley and gear drive and can crease the top section. Keeping the door still and clear of people until the spring is replaced protects the rest of the system from extra repairs.
