Garage Doors in CentralOriginal door.
Still worth keeping.
Plenty of houses in Central still open the wood or early steel door they were built with, often on extension springs. Those doors deserve a technician who knows them: how to true a sagging section, add safety cables, replace worn pulleys, and bring the hardware up to date without losing the look of the house.

Winter is when garage doors in Central fail most, so we prepare for it. Cold-rated lubricants, bottom seals that stay soft in the frost, spring tension checked before the freeze and opener force adjusted for a stiffer door. A door serviced in the autumn is a door that opens in January.

2021 census: what it means at the door
Every square is one home in a hundred.
- 61 in 100 homes · older homes
- 56 in 100 homes · mixed housing
- About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Older houses frequently have a garage door that was replaced once already, sometimes with a door chosen for the opening rather than the building. When that door reaches its end, there is a chance to pick a style that suits the house properly, and we measure with that in mind.
- Single-detached houses make up about 56% of homes in Hamilton (2021 Census).Mixed housing often means mixed access too: individual remotes and keypads on the houses, building fobs and shared gates on the condos. We program, clear and replace all of these, and keep property managers in the loop where a door serves more than one household.

Answers in plain language
Why does my door struggle in cold weather?
Cold affects several things at once. Old lubricant thickens into a drag on every hinge and bearing. Steel contracts slightly, so a track that was snug becomes tight. Rubber seals stiffen and the bottom seal can freeze to the slab. The opener then reads all this extra resistance as an obstruction and stops or reverses. A fall tune-up with a low-temperature lubricant, silicone on the seals and correctly set force goes a long way toward smooth winter mornings.
How do I stop the seal freezing to the door in an ice storm?
Wipe the fin with a silicone spray or a silicone lubricant on a cloth in late autumn and once or twice through the winter. The film cuts the odds of meltwater bonding the fin to the cold door face, though a hard freeze can still catch it. Avoid oil-based products, which soften vinyl. If the door does freeze to the seal, let the sun or a little warm water free it, dry the spot afterwards, and avoid forcing the opener.
Should the track be lubricated?
It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it.
Can I keep using the opener until the technician arrives?
The kindest thing for the door is to leave it where it is and use another entrance. An opener is designed to move a door the springs have already made light; asking it to lift a full-weight door strains the trolley and gear drive and can crease the top section. Keeping the door still and clear of people until the spring is replaced protects the rest of the system from extra repairs.
