Garage Door Safety Inspection

It has been a hard winter. The bottom seal froze to the slab twice, the opener groaned each morning, and one afternoon you noticed a cable on the left side hanging with a little slack in it.

In plain words

An inspection separates looking from fixing on purpose. Springs, cables, drums and bottom brackets hold the door's weight as stored tension, so the technician examines them closely, measures what can be measured and photographs what matters, without loosening or winding anything. Once the findings are written down, any adjustment or repair becomes its own planned job, done with the door secured and the stored spring tension controlled by whichever method that system calls for. This order protects the hardware as much as the people around it, and it means the report describes the door as it actually is rather than as it was left after a hurried tweak.

The call
Your toddler has discovered the wall button. You want to know, from someone who checks these things for a living, that the door will stop and reverse if a small person is under it.

How the visit goes

Four long coiled garage-door springs on a concrete floor, three black with metal end cones and one rusty spring broken in two. — McDonald Court
  1. Scene 1

Watching one full cycle under power

Before anything is measured, the technician stands back and runs the door through a full open and close, listening as much as watching. A healthy door sounds even from bottom to top; a knock at the turn into the horizontal track, a squeal at a particular hinge, a grinding drum or a motor that changes pitch under load each point somewhere specific. The eyes follow both bottom corners to see whether they leave the floor together, the top section as it passes the curve, and the final inch of closing, where the door should settle onto its seal without a thud. This one cycle often tells the technician where to spend the rest of the visit.

  2. Scene 2

Sorting the findings at the door

Before packing up, the technician walks you through what was found, in front of the door so each item can be pointed at. Findings are sorted into four groups: in good order, maintenance, planned repair, and stop-use. For each repair, you hear what the part does, why it matters and roughly what the work involves, so you can decide in your own time. If anything falls into the stop-use group, you are shown the reason and the door is left in a safe position with the opener disconnected until that item is corrected. The written record follows, with the model numbers, the measurements and the photographs.

  3. Scene 3

Signs that call for a visit before the next scheduled one

A few things are worth a call the day you notice them: a door that hangs crooked or stops part-way; a cable that looks slack, frayed or wrapped where it should not be; a gap in a torsion spring coil; a door that suddenly feels heavy on the manual release; an opener that reverses for no reason after the photo eyes are wiped; or a deep dent, one from an impact, or one dragging in the track. In each case, leave the door as it is, keep people and vehicles clear, and use another door until it has been looked at. A small cosmetic dent that leaves the door running smoothly can wait for the planned appointment.

What shapes the quoteMount Nemo Door Specialists

Scheduling for a building or complex
A row of townhouse garages or a set of rental units is planned as one block of time with a record per door, and the quote is set by the count of doors and openers.
Opener type and age
A current opener with photo eyes, a keypad and several remotes has more devices to test than an older unit with contact reversal alone, and the test procedures differ by model.
Small parts replaced on the spot
A missing hinge bolt, a stripped track lag or a remote battery can be replaced from the van. Parts fitted this way are listed individually rather than folded into the inspection.

Answers in plain language

Why does my door reverse on the way down for no reason?

Most often it is the photo eyes. A sensor knocked slightly out of line, a lens with a film of road grime, a loose wire, or low afternoon sun shining straight into one eye will each break the beam as far as the opener is concerned. The next candidates are a down-force setting that has drifted, a binding roller or a door that has gone out of balance. The inspection checks each in turn.

What is in the written report?

The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. Measurements such as seal gaps, track spacing and photo-eye height are recorded, and photographs of anything worth showing are attached. It is written so a future technician can quote from it and a future inspection can compare against it.

Is the inspection different for an older detached garage with springs along the tracks?

The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Older garages tend to have lower headroom and narrower single openings, so replacement doors and openers are chosen to fit the space rather than the other way round. Measuring the header, side room and ceiling depth is the first step on every one of these visits.
  • Single-detached houses make up about 56% of homes in Hamilton (2021 Census).A neighbourhood with a mix of detached houses and townhouses or condos means a technician moves between a wide family double door and a narrow single in a row within the same afternoon. The van carries hardware for both, and each visit is planned for that door.
