Garage Door Perimeter Weatherstrip

The new door went in last year and looks perfect, but the old wooden stop and its tired seal were left in place. Along the top there is a gap you could slide a finger into, and the cold pours through it.

In plain words

When the work is finished you have a door that closes against a soft, continuous line of contact on both sides and across the top. From inside with the lights off there is no daylight at the edges; from outside, the new stop matches the trim colour. The door moves through its full travel without the fin catching or squealing. You are told what profile, colour and lengths were fitted, so a match is simple later, and shown the few habits that keep the seal supple: no paint on the fin, a silicone wipe before freezing rain, and slush kept off the bottom of the jambs.

The call
The bedroom over the garage is always the cold room, and standing in the garage you can feel why: a steady draft along the door edges that moves the cobwebs on the wall. The seal around the opening has flattened to nothing.

How the visit goes

Four long coiled garage-door springs on a concrete floor, three black with metal end cones and one rusty spring broken in two. — North End
  1. Scene 1

The corners and the meeting with the bottom seal

Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.

  2. Scene 2

Replacing the wood stop with a one-piece vinyl stop

When the old wood stop is cracked, rotten or buried in paint, it is replaced rather than covered. The one-piece stop, a rigid vinyl moulding with the flexible fin formed along one edge, is cut on a mitre saw to header and side lengths and fitted the same way, header first. It needs no paint, does not rot, and its fin and stop are one part, so the seal cannot peel away from the moulding. Corners are either mitred or the sides butted tight under the header with the fins overlapped. The result looks like fresh trim and works as a seal.

  3. Scene 3

If the door changes, the seal is re-checked

The seal was set against the door as it sits today. If the door is later adjusted, has its springs or rollers replaced, or is swapped for a new one, the contact can change: a door that now sits a few millimetres further out presses the fin harder, and one that sits further in leaves a gap. After any such work, do the daylight test again and ask the technician doing that job to check the perimeter seal while they are there. Re-setting a length is a small task and keeps the two parts of the system working together.

What shapes the quoteMount Nemo Door Specialists

Size of the door
A double door has a longer header and the same two sides as a single, so more material and a two-person lift for the top piece; taller openings take longer side lengths.
Partial replacement
Replacing one damaged length rather than all three is a smaller job, provided the remaining pieces are still soft and the profile can be matched.
Trim, brickmould and caulking
Re-caulking the joint between stop and trim, or dressing capping that channels water down the jamb, is small work done while the surface is bare and is listed on its own line.

Answers in plain language

How do I stop the seal freezing to the door in an ice storm?

Wipe the fin with a silicone spray or a silicone lubricant on a cloth in late autumn and once or twice through the winter. The film cuts the odds of meltwater bonding the fin to the cold door face, though a hard freeze can still catch it. Avoid oil-based products, which soften vinyl. If the door does freeze to the seal, let the sun or a little warm water free it, dry the spot afterwards, and avoid forcing the opener.

What is the difference between perimeter weatherstrip and the bottom seal?

The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.

Will replacing the perimeter seal keep mice out?

It closes one of their favourite routes. Mice enter at the open corners where the header and side seals meet and along a fin that has shrunk back from the door, so a continuous, overlapped seal removes those gaps. It works alongside a sound bottom seal, a swept threshold and attention to any other openings in the garage wall, and a technician will point out any of those noticed during the visit.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 61 in 100 homes · older homes
  • About 61% of homes in Hamilton were built in 1980 or earlier, according to the 2021 Census.Original openers in older neighbourhoods often predate photo-eye sensors and rolling-code remotes. Bringing one up to date means a quieter motor, sensors that stop the door for a child or pet, and remotes that cannot be copied from the driveway, all installed in a single visit.
  • Single-detached houses make up about 56% of homes in Hamilton (2021 Census).Where housing types are mixed, some doors belong entirely to the homeowner and others are subject to a condo corporation's rules on colour and style. Before recommending a replacement door we ask who has a say, so the door chosen is one that can actually be installed.
