Since the first cold snap the door has been sluggish. It climbs slowly, hesitates near the top and the opener motor sounds strained.
Most of a tune-up's noise reduction comes from lubrication, and its value comes from putting the lubricant where it belongs. Hinge pins, steel roller bearings, spring coils, the bearing plates at the torsion shaft ends and the lock all get a silicone- or lithium-based garage door lubricant. The tracks do not; a coated track collects grit and makes rollers slide rather than roll. Nylon tires stay dry too, though an exposed nylon-roller bearing gets a touch where its maker calls for it. Rubber seals get a silicone spray and never a petroleum product. Done this way, the door runs quieter and the parts last longer.

The opener is inspected as part of the door system, not as a separate appliance. The technician checks that the rail is firmly attached at the header and the ceiling hangers, that the chain or belt has the right sag, that the trolley and door arm are not worn or bent, and that the arm sits at the angle the manufacturer intends when the door is closed. Photo-eyes are located and their height measured, since the beam belongs no higher than about 15 centimetres off the floor. Indicator lights are read: steady means aligned, blinking means the pair are not seeing each other. The wall control and the red manual release are confirmed present and reachable.
Scene 2
The opener has two settings that drift over time: how far the door travels, and how much force it applies before deciding something is in the way. The technician runs the door and adjusts the down travel so the door seals firmly on the floor without bowing the top section or crushing the seal, and the up travel so it stops fully open without the trolley hitting the stop. Force is set as low as will reliably close the door, because a low force setting is what lets the door reverse gently on contact. On a sectional door the arm is kept from passing straight up and down at the closed position, which protects the top section and the rail.

A tuned door stays tuned longer with a little attention from you. Every few months, put a small amount of the same silicone- or lithium-based garage door lubricant on the hinge pins and roller bearings and work the door a few times. Wipe the tracks clean and leave them dry. Keep the photo-eye lenses clear of dust and cobwebs, and keep bins and bicycles from leaning on their brackets. Rinse the door and the lower hardware after winter and treat the seals with silicone spray. Listen once a month as the door runs; a new sound is easier to address early. Anything to do with springs, cables or bottom brackets is left for the technician.

Cold affects several things at once. Old lubricant thickens into a drag on every hinge and bearing. Steel contracts slightly, so a track that was snug becomes tight. Rubber seals stiffen and the bottom seal can freeze to the slab. The opener then reads all this extra resistance as an obstruction and stops or reverses. A fall tune-up with a low-temperature lubricant, silicone on the seals and correctly set force goes a long way toward smooth winter mornings.
Springs are inspected and lubricated during a tune-up, and the balance test tells us whether they are carrying the door's weight properly. Changing their tension is a separate, deliberate job: the door is clamped to the track, winding bars are used on a torsion spring, and the technician works from a stable position. If the balance check shows the springs need adjustment or replacement, you receive that as its own recommendation with its own quote.
On most openers a steady light on each photo-eye means the pair are aligned and seeing each other, and a blinking light means the beam is interrupted or the sensors are out of line. Common causes are a bracket nudged by a bin or a tire, dust or salt film on a lens, low sun at a certain hour, or a chafed wire. During a tune-up the lenses are cleaned, the brackets straightened, the pair realigned and the wiring checked back to the opener.
